Does my building fall under the BACS obligation?

This depends on the total rated capacity of your heating and cooling systems. Until December 31, 2025, BACS is mandatory for non-residential buildings with HVAC > 290 kW. From 2029 onwards, this threshold will be lowered to 70 kW. We recommend conducting a compliance scan for certainty.

How is the capacity of my HVAC system calculated?

The rated capacity is the sum of the capacity of all heating and cooling systems. This is not the same as actual consumption, but the maximum capacity at which these systems can operate. Check the technical documentation of your boilers, heat pumps, air conditioners, and cooling towers.

What are the costs of BACS implementation?

This varies greatly depending on your current situation: building size, number of systems to integrate, existing sensors, etc. A compliance scan costs between EUR 1,500-3,000. Full BACS implementation can range from EUR 5,000 (small office) to EUR 50,000+ (large complex). We help you create a phased plan that fits your budget.

When must BACS be operational?

The deadline is December 31, 2025 for buildings with HVAC > 290 kW. This means BACS must be fully commissioned and operational by that date. We recommend starting planning now so you can comfortably meet this deadline.

What is EN ISO 52120-1 class B?

This is an international technical standard that defines the minimum requirements for advanced building automation systems. Class B means your BACS must at least have: data logger (hourly measurements), control loop management, efficiency detection, and integration capabilities with other systems.

Can I keep my existing systems and just add BACS?

Yes, in many cases. Our goal is cost-effective operation. If your existing HVAC systems are still functioning well, we can integrate them into a BACS framework with additional sensors, monitoring and control loop management. This is often cheaper than complete replacement.

How much energy can I save with BACS?

The exact savings depend on your current situation and usage profile.

What if I don't install BACS by the deadline?

However, it's mainly about protecting building owners: not being compliant means you risk property value (mortgage/insurance) and potential future rentability issues. Additionally, last-minute installation costs can be 30-50% higher than planned implementation.

Which sectors are obligated?

All non-residential sectors with sufficient HVAC capacity: office buildings, shops, restaurants, hospitals, schools, sports facilities, industrial buildings, etc. Residential buildings (homes, apartments) are excluded. It's about capacity, not building type.
